    61. The Defendant sought out the Plaintiffs after he purchased the property in his
    own name and told them that he could not afford to pay the mortgage payments on the
    subject real estate.
    62. The Plaintiffs paid to the Defendant $800.00 per month during the
    construction phase of the project. This money was delivered to the Defendant with the
    express understanding that he would combine those funds with his own and make
    mortgage payments. The Plaintiffs aver that they understood that the sale of the
    building would result in their being refunded their proportionate share of the mortgage
    principle reduction through their partnership share of the profits generated on the sale.
    63. The Defendant kept and retained all of the funds. Whether he actually paid
    the mortgage or not, he effectively received all of the Plaintiff’s funds by lying to them
    and stating that he was making mortgage payments and by lying to them and stating
    that he would split the sales proceeds with them.
    64. The Defendant induced the Plaintiff’s to incur debt by taking a mortgage on
    their personal home to obtain the funds necessary to reconstruct the Monmouth Avenue
    property. The Defendant specifically offered as part of his “expertise”, information on
    how to obtain said financing and directed that they incur the debt as part of the
    partnership agreement.
    65. The Defendant induced the Plaintiff’s to expend this money on the purchase
    of the materials and labor necessary to build the home on the Monmouth Avenue lot.

    You may have to do an update. It's worst than I thought. They had their Tulsa Ball in Atlanta over the weekend. Go to Tulsa Real Estate Fb page and look at Jay's video update. At the 2.30 to 2.45 ish mark, he says they have $12 million in "commitments " and they have $5.7 million in the bank (waiting fot the other $6.3 million). He needs to clarify on the site listing the $12 million what was actually raised vs the amount that's pending. That $12 million number is extremely misleading at best and a lie at worst. Also, go to sec.gov and put in Tulsa Real Estate Fund. His 1st bldg its looks like he is buying is a $2 million bldg in East Point Ga. My theory, he is moving his operations into this bldg, rent free (or he will pay a very cheap rental rate). If the fund goes belly up (it likely will), he will still have a bldg for his own stuff.

    You cannot buy a weed farm in the state of California as an out-of-state resident, furthermore all the licenses and permits have been allocated to operate such farms, as a sidebar, the wild fires in California have burned a significant amount of cannabis farms, and there is no insurance to cover the lost. My question to Mr. Morrison, and I have yet to get an answer, is since there is no visible activity being done so far with the fund, where is the cash of the investors, who's holding the money?

    4:304:40.."people get locked up for weed every day". Good point, even with several states passing laws to make certain amounts of MJ legal for recreational use, it is still classified as a Schedule 1 drug on the federal level. That means that Mr. Morrison is officially in violation of federal law, and if federal agents choose to do so, they can shut his business down for having a Schedule 1 drug. I agree that the whole war on drugs is bogus anyway, but that is the way the federal law is written.

    You know how I know jay Morrison is doing something right, no one that has invested with him "BEFORE" the Tulsa fund has came out and said he's ripped them off, only one guy he was partners with had issues pertaining to that bankruptcy you're talking about and which you don't know he cheated him or not but not one person besides that one guy has went public and said he cheated them. And no one is doing anything near what he's trying to do. And I feel if you can't stand to take a chance and lose $500 then you just in the way. I invested and if it doesn't go anywhere oh well I still have my own individual thing going on. I'm not undermining your opinion but at least he's trying. Hopefully he inspires someone else to be a leader if he's not the one.

    I have looked at the papers filed for the Tulsa Real Estate fund and Jay's name is mentioned and they did ask questions about his past convictions, however, he is not a part of the Fund itself as owning it. The filing shows someone else as CEO and his now wife, Ernestine as Secretary and another person, I believe as Manager. So, he came up with the idea and is the "Founder", but not listed as CEO or listed as having any position in the TREF. Isn't he supposed to be the "Manager" of the investments?
